Good location, hard to get to and lots of stairs
The location, the size of the room, the bathroom very good
It has a lot of stairs, it's hard to find the door, it's a passageway, they have a very good shared kitchen but you can't cook anything other than simply microwave or toast bread, it would be good to clarify

Superb location
The location is unbeatable. Ease of check in and check out, freedom of time to arrive (we arrived at 1am and they prepared the self check in for us without problem)
As there is no one there, they cannot help you when it comes to information or restaurants. The bed was not too comfortable.

It has the best of a hotel, an apartment and an airbnb at a good price.
The room is very spacious and everything is practically new and impeccable, without noise, although it faces a street near the center, the windows close perfectly and the room is super quiet. The incredible location, less than 1 minute from San Marcos square. Although it is not a hotel, it includes daily cleaning service and you can leave your suitcase on the day of departure, since it lends you a key to the entrance to pick it up. The common kitchen/dining room is perfect, spacious, new and nice and has everything. It is shared by the 4 rooms but we only met 1 person one morning, so it is super quiet. In short, it has all the advantages of a hotel, an apartment and an airbnb and at a good price. I recommend it without a doubt. Some people complain that it's hard to find the location, but it's Venice, and getting your bearings is complicated. They sent us 4 pages of information with which it was very easy to find it.
It is difficult to say negative things, but to say I would say 2 things, the 1st is that it is not for the disabled since you have to climb a staircase (nothing special, but impossible for wheelchairs or people with difficulty climbing stairs) and that In the kitchen there are only 3 chairs (although since there were 2 of us and we only met one person for 1 day, we don't need more, but I'm saying it because if you go in a group to several rooms, although well, in the room you have chairs that you can bring closer) .

Cozy and clean guest house in the heart of Venice
The guest house is in an excellent location, a two-minute walk from Piazza San Marco and immersed in a maze of alleys with bars, restaurants and shops. The room was very clean and cosy, comfortable bed, spacious bathroom. Very friendly staff.
Building entrance and stairs not very well maintained. Also the stairs are narrow and steep, the property is located on the second floor.

Cozy and very pleasant stay.
The location, in a central and tourist area, close to restaurants and pubs.
It could have had better directions for arrival, as it is an alley entrance where the name of the hotel was not displayed. We had to contact us by WhatsApp to get there, the communication with the administrator was very helpful. The staff at check out was very friendly. Of course I recommend it and I would stay in the same place again !!

Very nice stay in the heart of Venice….
the space in the room, the opportunity to have breakfast in the kitchen and the cleaning that is done every day in the room while we stayed for 8 nights… The women who do the cleaning are very friendly…
Offer us a bottle of prosecco or wine for €25 when we stay 8 nights like other people who only stay 1 or 2 nights. I don't find it very commercial: personally I am the owner, I suggest it 😏

Modern apartment in the city center
Very nice, modern atmosphere, very central location of the apartment close to Piazza San Marco. There was a spacious communal kitchen with seating, which we did not use.

Our stay at the Abatea apartment was exceptional. The room was very clean and high quality.
Soundproofing sometimes leaves much to be desired. The German family arrived late, they acted disrespectfully, thinking they were alone, turned on the light in the living room and talked very loudly…

Quiet in the center of Venice
In the flower of the San Marco area, 2 steps from the square and a few minutes from the Rialto. Sleeping in Venice is great for enjoying quiet evenings and mornings. Kitchen for lunch at noon is noticeable

Nice well decorated room very close to Piazza San Marco and vaporetti.
Perfect location, 2 minutes to Piazza San Marco. Fresh and clean apartment (Bed + cleaning every day). Sheets and towels included. The host is quick to respond via email (but doesn't show up on the site). Air conditioning Refrigerator, microwave, cutlery, water pots, etc. in a very functional and clean kitchen. Bathroom like in a room (very good)
Small capsules with shower gel. Ok for 1 or 2 days but we stayed for 4 nights and no one handed out new pods during our stay. I had to buy locally. A 4th chair would be welcome around the kitchen table.

Almost everything is great.
Spacious and clean room; very comfortable bed; You can see that the structure has been renovated with criteria and good taste.
the shared space will definitely be an added value to the structure. However, it easily lends itself to a use that is not very favorable for relaxing guests, if there is someone among them who is not very accustomed to the respect of others. Another dissonant note is the inner door through which you can get into the building: very noisy. Finally, it is a pity that there is no bidet.

It was as I expected. It didn't bother me for any reason.
The location is very good. It is close to everything but despite this it is quiet. The room was clean, big and new and the common area was beautiful.

Great location and very good atmosphere
It was very good overall. The premises, the equipment, the condition of the rooms, right down to the good quality bath towels. The central location for all planning is fantastic. We were pleasantly surprised. A very good choice for our stay. The common breakfast room was well equipped.
It was difficult to go up to the 3rd floor with 20 kg of luggage with a narrow lift. However, it is clear that there is no room for a wider ladder or climbing device.

A very good solution not to go broke alone
The room is small but quiet, with beautiful decor, exposed beams and a brick wall. The bathroom (private) is outside, but that's not a problem, I hardly met anyone. The shared kitchen is spacious. The location of the apartment is very central.
Not enough chairs in the room. There is only one stool. The furniture to store his belongings is too small. Wifi not working well / not working at all in the room.

+ great location + contactless check-in + cleanliness, including in the common kitchen + kettle, refrigerator, microwave, two types of coffee machine, coffee and tea, snacks, water for guests + possibility to leave luggage after check-out + beautiful design
-very good audibility - in a single room, the toilet is separate, you have to constantly use the keys, as well as put on shoes, which is inconvenient. It would have been better to provide slippers for this room.

Charming quiet room in the heart of San Marco
Very close to Piazza San Marco 150m. Also close to the vaporetto. Ideal for visiting. A very large room where we had a very good night's sleep. No outside noise despite the shopping street. I recommend this charming and very clean guest cover.
We were on the second floor. Attention for the elderly, especially for carrying suitcases.

Weekend in Venice
Large and comfortable room, strategic location a stone's throw from Piazza San Marco and very good cleaning.
Unfortunately, the rooms have poor soundproofing, you can hear everything that happens in neighboring rooms and in the common area.

Very suitable place for a few days in Venice!
Convenient location on Piazza San Marco; Kitchen equipment is good The room is very clean, the bed is well made..
Arrival with luggage at 9.00 - no luggage can be left until 11.00. Location on the 3rd floor with no lift can be difficult for the elderly/handicapped.

All the stairs you have to climb to get to the room without help from the reception with your luggage. At the time we were with two infants and very difficult luggage to stay with infants or children under 5.

Very central location, from the room you could see the golden statue of San Marco's Basilica. Functional kitchen with all facilities for cooking, making tea or coffee. Spacious and very comfortable room
The only drawback in terms of service: you come to the room and expect a shower towel and small ones, but the latter were not there. Slippers are needed (eg hotel slippers which I assume are made of paper or other material) otherwise you will have to walk around the room barefoot. In addition to the shower products, a glass and toothpaste will also come in handy. Although nothing serious

Very good location. 2 minutes from Piazza San Marco and everything this part of Venice has to offer (Belf Tower, Doge's Palace, etc.) - lots of vaporetto stations nearby. Reception from 11 am, very helpful and pleasant. possibility to come and check in luggage and room keys (ch available only from 15:00) and for check out, check out before 11:00, but if the plane is late in the afternoon, another set of keys is available to leave the suitcase and come pick it up. A quick note: when you arrive by vaporetto, the easiest way is to write the name of the restaurant at the bottom of the building: "Osteria Da Carla". the building is on a small street and you have to walk between 2 restaurants. Don't give the address of the building, you won't go to the right place. Shared kitchen /!\ We don't know how to cook. Only: tea/coffee, microwave and refrigerator.
isolation between bedroom and living room as it is an apartment the walls are thin. We hear our roommates when they flush the toilet or when they heat the water. it's a small minus, but it didn't stop us from having a good time. squeaky bed++

Overall perfect for us.
Located in the very center, in 2 minutes we were at Piazza San Marco. Very clean and well maintained. Everything was as described. There were no problems with self-check-in either.
The bed was unfortunately too short for my husband 1.98 cm. It also had a high brim so he leaned over had to lie.

It was spotless, large room and everything new, clean and tasteful. Also 3 minutes walk from Piazza San Marco.
To get into the apartment, you need to climb the stairs. This is a big problem if you are traveling with a child and suitcases.

Great price for the performance
Very nice room, which can also be used for 3 people. Perfect location at St. Mark's Square. The kitchen is well equipped with tea and very good coffee. Self check in worked perfectly. Unbeatable price-performance ratio!
The neighbors were well audible, but not disturbing, since we had the same sleeping times.

Everything is great!
The location: Piazza San Marco is around the corner. Spacious and well furnished rooms, the same goes for the bathroom, where there are many hangers (which are often lacking in hotels) and also a make-up mirror.
The entrance and the staircase to reach Abatea are quite narrow and not very clean but I guess it's not the fault of the B&B owner!

Fantastic, all superlatives
Very nice big room and bathroom. Everything very hygienic. The communal kitchen was very nice. Handy to be able to put things in a refrigerator. Good air con. Very safe feeling. Close to San Marco square and yet very quiet. Restaurant over the door. We definitely recommend this and will come back when we visit Venice again.
